Perched upon the cliff among a small handful of previously developed properties, the site has unobscured, far reaching views down the three mile beach and across the UNESCO Braunton Burrows Biosphere Reserve.  Set within an area of Outstanding natural beauty, Saunton Sands is also widely renowned as one of the best surfing locations in the United Kingdom, and in 2022 it was designated the 12th World Surf Reserve.  

Artichoke Homes engaged AR Design Studio to design a contemporary 8 bedroom clifftop home that makes the most of the incredible views and coastal lifestyle that this plot affords.

At first floor level a bridge connects the parking area to the entrance extends across the shaded planting below, where a cascading fountain fills the water garden.  Opening the front door reveals a breathtaking view, through the floor to ceiling glazed entrance hall.  Stretching 180 degrees - across the Braunton Burrows, down Saunton Sands Beach and out to sea, this is one of Southwest England's most iconic views.  The entrance bridge projects through the house, past the staircase and back outside to a large balcony overlooking the rear garden and beyond. 

A second bridge crosses the entrance hall width, open to the 2 story living area beneath.  This continues in either direction to form the perfectly straight corridor that reaches from one side of the house to the other.  At intervals along its length shafts of light from the rooflights, highlight the positions of the bedroom doors.
 
There are eight bedrooms on the first floor - each with their own en-suite. Four southfacing rooms benefit with views of the beach and feature large sliding doors, opening onto individual covered balconies.  Two of these are the principal bedrooms - equipped with free standing baths and discrete outdoor showers on their balconies. The four North bedrooms comprise of 2 flexible twin rooms, a king room and a fun bunk room for children each with a built in window seat overlooking the front gardens and heathland behind.  

The unique shape of the first floor, with its cranking elevations and dual pitched vaulted roof, will give each room its own individual dimensions and character.

Decending the staircase reveals a vast, light filled, open-plan living space. The southerly elevation is completely wrapped in 3 meters high floor to ceiling curtain glazing , allowing uninterrupted appreciation of the vista.  The first floor cantilevers above, providing an overhanging covered area and solar shading.

An enormous kitchen features two built in appliance housings, concealing a coffee station, breakfast bar, pantry and all of the refrigeration and wine storage required for a large gathering. The sprawling island, shaped to mirror the roofscape of the building, allows numerous places to perch.  Tucked discretely behind the kitchen is a prep kitchen and boot room with external access.  

The equally large dining area has space to comfortably sit a large party of people.  The glazed corners of the building can be completely opened up, with pocket doors retracting back into the walls creating the impression that the floor above is floating, blending the threshold between inside and out.  The expansive wrap around terrace provides options for outdoor dinning with casual seating and sun loungers.  An outdoor kitchen area caters for BBQs & Pizzas, situated conveniently next to the steps up from the lawn.

Back inside, the ground floor also has a relaxing lounge area with space for oversized sofas and chairs to watch tv or enjoy the sea breeze with views back to the burrows.  A private snug adjoins this space, looking out onto the water garden it offers a quiet and cosy alternative space for reading, listening to music or putting young children down for a nap.

Decending further, to the lower ground floor, the focal point is the 12 meter calmly lit pool in the spa area.  Hunkered down, and set behind the thick stone walls, the spa provides a secluded and serene environment to escape to.  At the end of the pool is a large picture window, that focuses the swimmer's view out to sea.  The spa area includes both a sauna and steam room.  The surfboard adjoining surf store, and changing area provide effortless access to and from the beach.

Beyond the atrium of the stairwell is a discrete cinema room and a corridor that leads into a vast games room.  With a further sitting area and media wall there is ample space for multiple games and family activities for rainy days or evening fun.  A patio door opens out onto the lower terrace and landscaped garden for easy flow in and out to the lawn.
